The waiver wont hold in court unless its a not for profit orginization, thats why 100% of the attempts have failed. You can be sued personally in the state of FL and noone wants the general liability risk. Having a open venue where ppl can show up and ride your going to need insurance, bathrooms, and some sort of open maintenance to keep the grounds safe to ride on. I currently have a private fenced lot with permission we ride, I wanted to make an open stunt park and bukld a bunch of walls jumps. The property has to have the correct zoning, noise will be an issue with other property owners I promise, its been a night mare since day 1 here. You have a certain ammount of spectators you will need permits even on private property not charging entry. Its alot of hoops to jump through, and not something i was gonna risk my personal assets on thats for sure
